Pricing remains soft across all segments. Single-family homes averaged $485K (down 8% YoY), while condos hovered around $280K with lingering oversupply. Townhomes proved most resilient at $395K, offering the best value proposition. Inner-city neighbourhoods continue stabilizing after previous corrections.

Windermere deserves close attention—new transit infrastructure and mixed-use developments are attracting young professionals, with emerging price appreciation offsetting broader market weakness.

For buyers: Lock in rates now; mortgage rates remain historically reasonable, and you have maximum negotiating power. For sellers: Price aggressively to current market realities rather than holding to pre-2024 expectations—attracting multiple offers through competitive pricing moves inventory faster than stubbornly waiting.
